Several new IT companies are about to enter the Bulgarian market. Currently, companies are looking to hire office capabilities and quality labor at affordable prices and compare them with the indicators in Serbia, Romania and the Baltic countries. However, Bulgaria tends to end up winning, consultation company Forton's office space representative Stanimira Pashova told Standart.
Computer companies wishing to open offices in the country are not only from the West, but also from countries such as from Ukraine, she added. Besides Sofia, they are also interested in Varna and Plovdiv, where office and labor prices are lower. Burgas and Veliko Tarnovo are also appealing to them, but can not provide suitable office buildings, Pashova explained.
The IT sector is the main driving mechanism of the Bulgarian office market, which reached its six-year peak in the first half of this year with 67,000 square meters utilized areas.
Two automotive giants, which are from the global Top 10, are also entering Bulgaria with planning a new factory here, Forton's "Industrial Areas and Plots", Head Vladimir Gurdjiev added.
The plans are about factories employing 500-600 people. Therefore, those facilities will be built in the cities with over 20, 000 inhabitants, located near technical universities. The implementation of one of these plans is expected starting from late 2014 or early 2015.
Bulgarian city Vidin has also opted for a place to build a plant of sewing giant which makes clothes for some of the most famous brands in the world, Gurdjiev noted.
Forton has twice as good results from commercial properties since the beginning of this year compared to the first six months of 2013, CEO Michaela Lashova informed. By June the consultant company finalized 10 deals worth a total of EUR 25.6 million. This invoice does not include the sale of City Center Sofia to Revetas Capital Advisors and that of the Kempinski hotel to hotelier Vetko Arabadzhiev, where the prices of the transactions were not published yet.
